Hardship claimed for lab plan
Zoning Board of Appeals, 6 p.m. Wednesday. Mystic 45 Development LLC wants a hardship variance to break with city master plan standards for the Assembly Square Mixed-Use District so it doesnโt have to set aside at least 25 percent of its development site as civic space. It wants a lab building and a pocket plaza at 45 Mystic Ave., near a Home Depot and its massive parking lot, to replace a one-story auto service center that, when presented to the Planning Board in October, included a mixed-use building with 23,004 square feet of lab space; 8,179 square feet of conference and amenity space; 2,044 square feet of ground-floor community space for artists and other makers; and no on-site parking. The developer and city staff have been at odds for months over civic space โ plaza or pocket park? โ and other details of the plan. Watchable by Zoom videoconferencing.
